Jay Rios

As the owner of Rivers Realty I do most of the behind the scenes work that contributes to the processes and procedures of the company. My main passion is systemizing and streamlining as much as possible so that our clients and employees are as effective as they can be. When it comes to clients, I'll likely be the first person you come across to offer our tailored services. On the employee side, I see my role as more of a supporting position. While I may be implementing our systems, it's equally as important to ensure that these systems are executed according to plan by everyone.  Previously, I have worked as a property manager helping multi-families run smoothly, and a leasing agent ensuring that units are filled fast. Additionally, I own a portfolio of multi-families myself in the Saint Louis City area. Outside of work, you'll probably find me on the soccer field or on the Tower Grove Tennis Courts getting my pickleball on!

Victoria Aliscano

As the Office Executive at Rivers Realty, I oversee all upcoming and completed financial transactions. Drawing from my diverse background, which includes previous roles such as manager, cold caller, lead manager, supervisor, and technical support, among others, I bring a wealth of experience to my current position.

In my role as Bookkeeper, I manage every request, track all transactions, and follow up with individuals with due balances. Outside of work, I enjoy pursuits such as paintball and watching series.

Yes, all our agents and brokers are licensed by the Missouri Real Estate Commission (MREC).

We serve the entire St. Louis metro area, including the City of St. Louis, St. Louis County, specializing in South City, Maplewood, North County, and Downtown.

How much do your services cost?

The average commission amount in Saint Louis is 5.73% of the home’s sale price. This is typically split between the Seller’s agent and the Buyer’s Agent. The commission is ALWAYS negotiable and tailored depending on the transaction itself. For Buyer’s, services are typically free because the Sellers pay for the commission but that has been changing recently with the NAR Settlement

Yes, we help Landlord with Leasing and Tenant Placement Services. We provide full service property management help on a case by case basis.

Can you help with investment properties?

Absolutely. We work with both new and experienced investors to find, analyze, and manage income-producing properties.

How do I list my property with your brokerage?

Yes, we offer video walkthroughs, virtual showings, and remote transaction management for buyers and sellers who prefer contactless service or aren’t in town.

What documents do I need to sell my home?

You’ll need a number of things that we, and a title company will assist with. This can include a property deed, mortgage statement, utility bills, Seller’s Disclosure Form, Lead Based Paint Form, and varying Contract Riders depending on the property. We guide you through every step.

Do you work with first-time buyers?
